Owner-built in Thompson, ND
I built this to run my own lot.
BayRoster came out of the point where a spreadsheet stopped being enough to answer which spaces were open, who had paid, and what happened last season.
Operator record / Thompson, NDThe property that caused this software still runs on it.
Origin / 02
The software still runs the property that caused it.
That is the useful part of the founder story: the product remains an operating tool, not a trade-show guess.
I am Ben Huffman. I run Dirt River Design and a storage operation of my own. For a long time the operation lived in a spreadsheet: who was in which spot, who had paid, and who I needed to call. It worked until somebody pulled in wanting a space and the sheet could not tell me, with confidence, which ones were actually free.
So I built the map. Payment tracking followed because the colors are only useful when they are true. Customer history followed because renters leave, return, move, and remember what you told them last year.
BayRoster is still what I open to see the property. The decisions on this site—portable files, no hard deletes, human payment review, no per-unit toll—come from using the same thing I sell.
Working model / 03
Why it is sold this way.
One monthly bill
The public property website, the hosting under it, and BayRoster behind it are one $60 monthly bill. The setup is quoted once, per property.
No occupancy tax
No per-unit, per-user, or marketplace percentage. Filling the property does not trigger a higher software tier.
Files you control
The installation and records live on ordinary hosting. Full exports make “you own the data” concrete.
One person answers
You are working with the person who wrote it. The tradeoff is a small operation; the benefit is a direct answer when the fit is wrong.
04—06
Three operators. Three products.
The engine is shared; the vocabulary and operating problem are not.
BayRoster
RV and boat storage, self-storage buildings, and hybrid properties. Live property map, records, inquiry queue, and optional payments.
PineRoster
Seasonal and monthly campgrounds. It knows campers, sites, and seasons and refuses nightly reservations on purpose.
